Renovation with Lowered Basement for a Wood-frame Single-family Residence
This addition & renovation project will have a dramatic impact on this house's living spaces - FDA also designed and helped plan for a "second phase" renovation of the 2nd floor and attic,for the owners to complete in the future. At the first floor, a substantial renovation of the kitchen will be combined with an addition to expand the rear Family room (which will connect to a new, larger rear deck). The basement has been gutted and the existing floor slab removed - the basement will be excavated to lower the floor and increase the ceiling height. FDA worked with a structural engineer to design reinforcement for the existing foundations and also new, full depth foundations for a previous addition (built over a crawlspace). The significant amount of new space at the basement will include a large Family/Entertainment room, a guest bedroom with en-suite bathroom, and a Mudroom with a door directly to the exterior.
