Conversion of a Factory to Apartments

4046 N. Hermitage / Chicago, Illinois

This concrete-frame loft building (previously a nut and bolt factory) sat vacant for many years. FDA has designed a complete renovation that includes 19 apartments and enclosed parking. The rental loft apartments are large and light-filled.

A key architectural feature of the existing structure was an inclined roof with a continuous north-facing skylight. This element was carefully retained and refurbished to maximize natural daylight penetration into the upper levels, providing soft, even illumination throughout the living spaces while reducing reliance on artificial lighting.

To enhance the building’s energy performance, solar panels were installed on the south-facing roof surfaces. This strategic placement ensures optimal solar exposure and energy generation
