LAKEVIEW HISTORIC GREYSTONE RENOVATION

PARTIAL RENOVATION TO SINGLE FAMILY HOME / Chicago, Illinois

The owners of this three-story vintage single-family residence in the Lakeview neighborhood of Chicago wanted to update the first floor and basement. The front portion of the first floor retains its traditional layout, while the proposed renovation reconfigures the rear to a more informal plan, creating an open kitchen, family room, and breakfast area that maximize natural light and views of the rear yard. The basement stair was also redesigned, replacing the existing narrow and steep stair with a safer, more functional configuration that allows light into the basement.         

The basement was lowered to increase ceiling height, and the layout was fully reconfigured to include a mudroom, two bedrooms, a full bathroom, a laundry room, and a spacious recreation room.

The house is in an historic district and the front porch was carefully rebuilt in wood to replace a failing concrete porch (not the original). A custom-designed steel handrail was installed to complement and match the historic character of the original Greystone. The careful rehabilitation allowed this project to participate in the State of Illinois Historic Tax Assessment Freeze Program.
